1. Who we are

Mini Suites, operated by K2026452744 (SOUTH AFRICA) (Pty) Ltd ("we", "us") offers short-term accommodation at 66 On Fair Ways, Whispering Pines, Fairview Golf Estate, Gordon's Bay, 7140, South Africa.

2. Bookings and payment

• A booking is confirmed once full payment is received via our payment providers (PayFast or Paystack) and you receive a confirmation email.
• Prices are quoted in South African Rand (ZAR) and shown in full before you pay. Rates vary by season and length of stay.
• We do not store your card details. Payments are processed by PayFast and Paystack, both PCI-DSS compliant South African payment gateways.
• The person making the booking must be 18 or older and is responsible for all guests in the party.

3. Check-in, check-out and occupancy

• Check-in: from 14:00. Check-out: by 10:00. Early check-in or late check-out may be arranged in advance, subject to availability.
• Maximum occupancy is 4 guests. Only registered guests may stay overnight.

4. House rules

• No smoking inside the property.
• No pets.
• No parties or events. Please respect the estate's noise guidelines, particularly after 22:00.
• Guests must comply with Fairview Golf Estate access and security procedures.

5. Your responsibilities

• Please treat the apartment as you would your own home. You are responsible for any loss or damage to the property or its contents caused by you or your party beyond reasonable wear and tear, and we may recover reasonable repair or replacement costs from you.
• Report any damage or issues to us as soon as possible so we can put them right.

6. Cancellations and refunds

Cancellations are governed by our Cancellation & Refund Policy, which forms part of these terms.

7. Our liability

• We take care to keep the property safe and as described, but to the extent permitted by South African law (including the Consumer Protection Act 68 of 2008), we are not liable for indirect or consequential loss, or for loss or damage to guests' personal belongings or vehicles, except where caused by our gross negligence.
• Nothing in these terms limits any right you have under the Consumer Protection Act.

8. Events beyond our control

If circumstances beyond our reasonable control (e.g. natural disaster, utility failure across the estate, government restrictions) make the property unavailable for your booking, we will offer alternative dates or a full refund. Our liability is limited to the amount you paid us.

9. Privacy

Your personal information is handled in line with our Privacy Policy and the Protection of Personal Information Act 4 of 2013 (POPIA).

10. General

• These terms are governed by the laws of the Republic of South Africa.
• If any part of these terms is found unenforceable, the rest remain in effect.
• We may update these terms from time to time; the version on this page at the time of your booking applies to your stay.
